Preparing to list your home...
First you meet with Karen & Dennis to outline a schedule and pre-listing checklist. Our team jumps into action and gets your home prepared for sale; including minor cosmetic fixes, cleaning & staging. You review market research with Karen or Dennis & decide on pricing. Meanwhile, we'll be determining marketing strategy & creating materials.
Listing your home...
The home is listed online. Midweek, Karen or Dennis holds a broker's open. This is a special open house for agents only (but of course the public are welcome and sometimes they drop by). Throughout that first week agents will be calling you to make an appointment to show your home to their client(s). On Saturday or Sunday, we hold a publicly advertised open house. After the first weekend, you and your agents review the progress and any offer(s).
After the contract is signed....
Once you and the buyer agree on a sales price and terms, 'mutual agreement' is reached. The buyer has about 2-3 weeks to get an appraisal, inspection, financing & insurance. Karen & Dennis keep constant contact with title & escrow to keep things on track. On 'closing day' you sign the documents, and you get your money. This is the overview of the entire process!
